Villa Pulceria is situated on a hill overlooking the Umbrian valley.  The gardens are extensive and mature, featuring classical Mediterranean planting, and include a fruit orchard and herb garden for guests’ use.  It is surrounded by 50 acres of its own arable farmland, oak woods and olive groves - the views and tranquillity are instantly relaxing.  The garden has a 20 metre pool, two large shaded pergolas, traditional stone pizza oven and multiple seating areas to relax and enjoy the views.

Pulceria is a 5-bedroom house comprising 3 double bedrooms, a twin room and a room in the tower sleeping 4 children.  There are 5 bathrooms in total, 3 bedrooms have en-suite bathrooms and 2 bedrooms have designated private bathrooms.  It is ideally configured for 2 or 3 families or a group of friends (maximum capacity 8 adults and 4 children willing to share a bedroom).
